What does full management actually include?

Full management covers the whole lifecycle of a tenancy: marketing and viewings, tenant referencing, tenancy agreements, deposit protection, check-in, monthly rent collection with statements, maintenance coordination, periodic inspections, renewals and check-out at the end of the tenancy.

If you prefer, we can also discuss a lighter service such as tenant find only — tell us what you need and we will be upfront about whether it suits your situation.

How do you reference prospective tenants?

Every adult applicant goes through credit checks, employment and income verification, previous landlord references where available, and Right to Rent checks as required by law. We only put forward applicants who pass referencing, and we share the outcome with you before a tenancy is agreed.

What happens if a tenant stops paying rent?

We contact the tenant as soon as a payment is missed, keep a written record of all communication and keep you informed throughout. Most arrears are resolved early with prompt, professional contact. If a situation escalates, we will talk you through the formal options and what each involves, so you can make an informed decision.

Which compliance requirements do landlords need to meet?

The main ones for most residential lettings are: an annual gas safety certificate (if the property has gas), a valid Electrical Installation Condition Report (EICR), an Energy Performance Certificate (EPC) at the required rating, working smoke alarms on every floor and carbon monoxide alarms where required, and protection of the tenant's deposit in a government-approved scheme with the prescribed information served.

We track renewal dates for managed properties and remind you before anything expires. For anything specific to your property or licensing area, we will point you to the relevant guidance.

How often do you inspect the property?

We carry out a documented inspection in the early months of a new tenancy and then at regular intervals afterwards, agreed with you when we take the property on. Each visit produces a short written report with photos, covering the condition of the property and anything that needs attention.

How much does the service cost?

Fees depend on the property, its location and the level of service you want, so we quote individually rather than publishing a one-size-fits-all rate. When you contact us we will give you a clear written quote with everything itemised — no hidden charges and no surprises later.
